A GATED COMMUNITY DESIGN AND HOUSING: A PANACEA FOR MITIGATION OF TRAFFIC CONGESTION AND OVERPOPULATION LEADING TO SAFETY AND HEALTH PROMOTION OF THE OCCUPANTS

The research examined “Gated community design and housing, as a panacea for mitigation of traffic congestion and overpopulation leading to safety and health promotion of the occupants”. The study highlighted that urbanisation and population growth in Akwa Ibom State have led to significant challenges, including traffic congestion and overpopulation, which has been a critical concern, particularly in urban centres like Uyo. Furthermore, the study expounded that gated communities, characterised by their enclosed, self-sufficient environments, can significantly contribute to resolving urban issues, as the communities often include residential units, commercial spaces, recreational facilities, and sometimes even schools and healthcare centres within their boundaries. The study further mentioned that controlled access points in gated communities enhances security, making them attractive residential options for many people. This not only helps in managing the distribution of the urban population but also in creating safer living environments. The study concluded that Gated community design and housing offer a potential solution by improving traffic flow and managing population density through strategic urban planning. One of the recommendations of the study was that government should adopt and enforce comprehensive urban planning policies that promote the development of gated communities.
